Property Taxes

Property taxes support the delivery of key municipal services, including roads, recreation, fire protection, waste management, and local infrastructure. The Township collects taxes on behalf of:

  • The Township of Manitouwadge for municipal services
  • The Province of Ontario for education funding

Your total property tax bill is determined by two factors:

  • The assessed value of your property, as determined by MPAC
  • The annual tax rates, set by both the Township and the Province

Property Tax Due Dates

Interim Billing (First Half)

  • Mailed in February
  • Installments due: March 31 and May 31

Final Billing (Second Half)

  • Mailed in August
  • Installments due: September 30 and November 30

Dates are approximate and may vary. Your tax bill will show the official due dates.

Payment Options

You may pay property taxes and miscellaneous invoices (including lot rent) via the following methods:

  • Bill Payment at select financial institutions (CIBC, Scotiabank, TD, RBC, Simplii Financial)
  • Cheque, money order, or bank draft via mail, drop box, or in person at the municipal office
  • Interac e-transfer ($5 fee applies, click here for instructions
  • Online card payments* via the Township's online system at https://online.manitouwadge.ca/
  • Cash, debit card, or credit card* in person at the municipal office

*Fees apply for online card payments, and for property tax and lot rent payments made via credit card. Payment receipts are available upon request.

The Township does not determine your property’s value. All assessments are completed by the Municipal Property Assessment Corporation (MPAC), an independent organization.

MPAC determines your property’s assessed value based on:

  • Market value on a specific valuation date
  • Recent sales of comparable properties
  • Property characteristics (size, age, location, construction, improvements)

MPAC provides an online tool called About My Property, where you can:

  • View your assessment details
  • Compare your property to similar properties
  • Understand how your value was determined

Your taxes are calculated using the assessed value provided by MPAC and the tax rates set each year.

Tax Calculation Formulas

Assessed Value × Municipal Tax Rate = Municipal Property Tax
Assessed Value × Education Tax Rate = Education Property Tax
Municipal + Education = Total Property Tax

Each year, the Township sets the municipal tax rate based on the approved budget. The Province sets the education tax rate.

A supplementary tax bill is issued when there is a change to your property that affects its assessed value. These bills are in addition to your regular annual tax bill.

Why You May Receive a Supplementary Bill

A) New Construction or Improvements

  • A new home or building was completed
  • Your property was previously assessed as vacant land
  • Renovations or additions increased your property’s value

B) Reclassification

  • The tax class of your property changed (e.g., residential to commercial)

Timing

  • MPAC can issue supplementary assessments for the current year and the previous two years
  • This may result in a delay between when the improvement occurred and when you receive your bill
  • The Township cannot issue a supplementary bill until MPAC provides the updated assessment

To avoid interest charges, payments must be received on or before the due date.

  • A 1.25% penalty is added on the first day of each month on any outstanding balance
  • Interest continues to accumulate until the account is paid in full
