Public Statement Regarding Recent Planning and Zoning Discussions
The Township of Manitouwadge is aware of recent public discussion about a proposed business use in a residential area. We would like to clarify several points that have raised questions within the community.
The Township has not, at any time, given permission, either verbally or in writing, for the proposed use currently being discussed.
The Township has also not condemned any building, nor has it stated that any building has been condemned in relation to this matter. No formal complaint has been received by the Township that would trigger a Property Standards investigation regarding the property mentioned in recent public comments.
Any decision about how land or a property can be used must be based on the rules and requirements in the Township's Official Plan and Zoning Bylaw. When reviewing a proposal, the Township must consider the type of use being proposed and whether it meets these planning and zoning requirements. Decisions are not based on who submits the application or whether an organization is charitable, non-profit, or commercial.
The Township's Zoning Bylaw allows certain home-based businesses, known as Home Occupations, in residential areas if specific requirements are met. The business must be operated by someone who permanently lives in the home, remain secondary to the residential use of the property, and be limited in size and scale (retail – 10% gross floor area). These rules are intended to support small home-based businesses while helping residential neighbourhoods remain primarily residential. Larger commercial and retail businesses are intended to operate in areas that are zoned for those purposes.
The Township remains committed to applying its planning policies and bylaws fairly and consistently for all residents, businesses, and organizations.
