Building and Construction

Building permits are required to protect the interests of both individuals and the community as a whole. By reviewing and approving building plans before any work is done, and by carrying out inspections while construction is underway, building staff can ensure that buildings comply with:

  • The Ontario Building Code
  • The local zoning by-law and other planning controls on buildings
  • Other applicable legislation, including conservation authority approvals and certain requirements under the Environmental Protection Act

Planning

Land use planning helps determine where in the township, homes, businesses, and industries should be built. It assists with the locating of parks, schools, roads, sewers and other essential services.

The Planning Department is responsible for making sure that present and future land uses follow Ontario planning rules.

Good planning balances the interests of property owners with the interests of the community as a whole.

If you are looking for a Building or Demolition Permit, an application can be picked up at the Manitouwadge Municipal Office. Completed applications are to be brought to the Manitouwadge Municipal Office to be reviewed by the Chief Building Official.

Comprehensive Zoning Bylaw

Notice of Passing of a Zoning Bylaw Amendment

TAKE NOTICE that on July 20, 2023, the Council of the Corporation of the Township of Manitouwadge passed Bylaw 2023-33, pursuant to Section 34 of the Planning Act, R.S.O. 1990, c. P.13, as amended.

THE PURPOSE AND EFFECT of Bylaw 2023-33 is to allow for a Site-Specific Zoning Bylaw amendment of the lands shown on Schedule “A” and to amend Zoning Bylaw 2022-42 to allow for the following:

  1. 411 Manitou Road East, Manitouwadge, ON, as identified in Schedule “A”;
  2. That nothwithstanding Section 4.3 and Section 8.3.11 of Bylaw 2022-42,
               the site-specific policies for the property located at 411 Manitou Road
                East, shall include:
  1. a) A third additional residential dwelling unit is permitted on Part 8,
               the location of which being identified in Schedule “A”;
  2. b) That the third additional residential dwelling unit shall be subordinate
               to the secondary residential unit on Part 8, in the event of future
                consent;
  3. c) That the third additional residential dwelling unit gross floor area
               shall not exceed 74.32 square metres;
  4. d) That only the main residential dwelling unit and the secondary residential dwelling unit, on Part 7 and Part 8 at the North end of the property may be permitted accessory buildings;
  5. e) That all other provisions and regulations in Bylaw 2022-42 for Rural Residential are to be met and followed.

PUBLIC CONSULTATION on the proposed Bylaw was provided prior to Council making a decision. As a result of public consultation, the Township received zero comments at the statutory public meeting on July 4, 2023 and no written submissions were received.

No oral or written submissions caused any change or effect on the decision of the subject lands. The subject lands are not subject to another application under the Act.

THE DECISION of the Council of the Corporation of the Township of Manitouwadge is final if a notice of appeal is not received on or before the last day for filing a notice of appeal.

IF YOU WISH TO APPEAL to the Ontario Land Tribunal (OLT) a copy of an appeal form is available from the OLT website at https://olt.gov.on.ca/forms-submissions/

Only individuals, corporations and public bodies may appeal a bylaw to the Ontario Land Tribunal. A Notice of Appeal may not be filed by an unincorporated association or group. However, a Notice of Appeal may be filed in the name of an individual who is a member of the association or group on its behalf.

No person or public body shall be added as a party to the hearing of the appeal unless, before the Bylaw was passed, the person or public body made oral submissions at a public meeting or written submissions to the Council, or in the opinion of the Tribunal, there are reasonable grounds to add the person or public body as a party.

A NOTICE OF APPEAL MUST:

  1. Be made in writing to: Joleen Keough, Clerk/Planning Administrator

  1. Set out the reasons for the appeal; and,
  2. Be accompanied by the fee required by the Ontario Land Tribunal being payable to the Ontario Minister of Finance. The amount set out on the OLT’s fee chart for a Zoning Bylaw Appeal can be found at https://olt.gov.on.ca/fee-chart/

Notice of Complete Application & Public Meeting
for a Proposed Site-Specific Zoning Amendment 

TAKE NOTICE that the Corporation of the Township of Manitouwadge has received a complete Zoning Bylaw Amendment Application to the Comprehensive Zoning Bylaw 2022-42 for 411-413 Manitou Road East and is notifying the public in accordance with Section 34 of the Planning Act, R.S.O. 1990, c. P.13, as amended.

AND FURTHER TAKE NOTICE that the Corporation of the Township of Manitouwadge will hold a Public Meeting regarding the application on Tuesday, July 4, 2023 at 6:00 P.M., the notice of which will be provided to the public in accordance with the provision of the Planning Act, R.S.O. 1990, c. P.13, as amended.

THE APPLICATION relates to lands legally described as GERTRUDE LOC CL11011 RP55R11274 PARTS 7 AND 8 PCLS 26599 26598 TBF, in the Township of Manitouwadge (See Key Map).

THE PURPOSE of the application is for a site-specific zoning amendment to permit one (1) additional detached dwelling unit, in addition to two (2) existing detached dwelling units, for a total of three (3) detached dwelling units on the 8.29 acre property.

Current provisions in Zoning Bylaw 2022-42, permit one (1) additional detached unit, that is secondary to the main dwelling, for a total of two (2) detached dwelling units.

IF A PERSON OR PUBLIC BODY does not make oral submissions at a public meeting, or make written submissions to the Township of Manitouwadge before the proposed site-specific zoning bylaw amendment is considered by Council, the person or public body is not entitled to appeal the decision of the Council of the Township of Manitouwadge to the Ontario Land Tribunal and may not be added as a party to the hearing of an appeal before the Ontario Land Tribunal unless, in the opinion of the Tribunal, there are reasonable grounds to do so.

IF YOU WISH TO BE NOTIFIED of the decision of the Council of the Township of Manitouwadge in respect to the proposed amendment, you must make a written request to the Clerk of the Township of Manitouwadge at the address noted below.
